About the Contract

Well in advance of the lease expiration, you will receive an offer for lease renewal provided you meet our conditions. You will be notified via email and text message. If you do not sign within the deadline, the contract will automatically terminate upon expiration, and the accommodation will be assigned to others on the waiting list.

If you are uncertain about continuing your studies, we recommend signing the new contract and canceling if you change your mind.

The lease can be ended with three months' notice from the 1st of the month. For example, if you terminate before January 1, you must pay rent through March.

You end your lease through My Page. Rent must be paid for the entire notice period, even if vacating occurs earlier.

The residence should be handed over in a cleaned state and will be inspected by the cleaning service after moving out. If the residence is not satisfactorily cleaned, and additional cleaning is required, you will be charged accordingly. An agency may be engaged if we do not have the capacity to perform the work. Repairing damages/deficiencies is billed accordingly. Read more about cleaning here.

If you have signed a housing contract with Samskipnaden and it turns out you did not get a study placement, you can withdraw the contract you signed by July 24. You must provide documentation by sending us the rejection from Samordna opptak - the documentation is sent by email to bolig@samskipnaden.no. Once we receive this from you, we will cancel your contract, and you will be exempt from the notice period. If you have already moved in, the residence must be vacated by July 31.

Are you on the waiting list for the course you want to enroll in? Submit documentation from Samordna opptak by email to bolig@samskipnaden.no and apply to extend the deadline until July 30.

You can pick up keys at a later date as long as you inform us of when you are coming, and no later than 2 weeks after the contract starts. Even if you move in later, rent must be paid from the start of the contract.

If you want to pick up the keys more than two weeks after your contract starts, you have to send an inquiry on My Page.

The rent is sent electronically every month. You can find the invoice under "Invoice" on My Page. You will receive a notification to your email when the invoice is available on My Page. You are responsible for retrieving it and ensuring it is paid on time. Late payments will incur reminder fees according to applicable rules. If something happens that requires a rent extension, you must contact us preferably well in advance. If you wish to pay rent via AvtaleGiro/eFaktura, you can register it in your online bank.

VISA and MasterCard charge a fee for payment. If you want to pay without a fee, you must manually set up the invoice for payment in your online bank.

eFaktura:

Switch to eFaktura and pay bills in a simple, flexible, and organized way. There are many advantages to eFaktura:

1. You receive the eFaktura directly in your online bank.
2. You avoid entering payment reference numbers, account numbers, or amounts when making payments—all information is pre-filled, and you can confirm the payment with a single click.
3. You have full control and oversight, and you can modify the amount and due date.
4. You have access to an electronic archive of all your paid (and unpaid) bills in your online bank.
5. eFaktura is environmentally friendly, eliminating the need for paper and transportation.

It is permissible to sublet student housing if you are away due to studies, such as an exchange program. The new tenant must be a student and have a valid student ID. The contract holder is responsible for the housing, furniture, and property during the subletting period. Advance application for subletting must be submitted in a separate document to the housing office. There is no permission to list the student housing on Airbnb or similar websites.

Clause 5 of the lease contract - Subletting and admission to the household states, among other things: "The tenant is not allowed to sublet or otherwise transfer their right of use to others or admit persons to their household without prior written permission from the Landlord, cf. the Tenancy Act § 11-2, second and third paragraphs. The same applies to short-term rentals during vacations, etc. The total subletting period cannot exceed 6 - six - months during the total residence period. The subtenant must also be a student at UiT The Arctic University of Norway or Unis and have paid the semester fee for the entire lease period. The right to rent is forfeited in case of interrupted or terminated studies. Furthermore, the subtenant must agree to inform the Landlord about interrupted or terminated studies."

This means that it is not allowed to engage in Airbnb rentals, and subletting is not permitted without written permission from Samskipnaden. Additionally, the subtenant must be a student. Violation of these provisions is considered a breach of contract and may lead to termination of the lease contract.
