It is permissible to sublet student housing if you are away due to studies, such as an exchange program. The new tenant must be a student and have a valid student ID. The contract holder is responsible for the housing, furniture, and property during the subletting period. Advance application for subletting must be submitted in a separate document to the housing office. There is no permission to list the student housing on Airbnb or similar websites.
Clause 5 of the lease contract - Subletting and admission to the household states, among other things:
"The tenant is not allowed to sublet or otherwise transfer their right of use to others or admit persons to their household without prior written permission from the Landlord, cf. the Tenancy Act § 11-2, second and third paragraphs. The same applies to short-term rentals during vacations, etc. The total subletting period cannot exceed 6 - six - months during the total residence period. The subtenant must also be a student at UiT The Arctic University of Norway or Unis and have paid the semester fee for the entire lease period. The right to rent is forfeited in case of interrupted or terminated studies. Furthermore, the subtenant must agree to inform the Landlord about interrupted or terminated studies."
This means that it is not allowed to engage in Airbnb rentals, and subletting is not permitted without written permission from Samskipnaden. Additionally, the subtenant must be a student. Violation of these provisions is considered a breach of contract and may lead to termination of the lease contract.
